  • Our concept does follow a Plot & Plan idea- based on the size and shape of each plot, our team of expert architects creates basic designs of either a 2 Bedroom (1 deluxe, 1 lofted), 2 Bedroom, 3 Bedroom or 4 Bedroom cottages.

    Cottages vary not only in the number of bedrooms or loft options but follow different concept styles; some include an indoor-outdoor dining concept, all include a wind-protected courtyard garden with pool and braai area, all feature a scullery and many a study or walk-in closet.

  • completion date- once your final plan (post consultation) is approved by the municipality, construction duration is about 10 months for your cottage to be furnish-ready.

    Building Plan finalisation with architects and municipal approval takes approximately 3 months. There may be already-built or fast track options available for which building plans are already approved, please contact us to inquire.

  • The Unique Cottages form part of a homeowner’s association that has 3 levies. These levies have a highly cost-effective guarantee. The levies are for:

    estate gardens (in front of cottages & common greens) at R550/month

    security ( 24/7 watchmen patrol, on-cll security company, cameras & beams) R850/month

    painting & wall cleaning levy - TBD

  • We have 24/7 team of 2 watchmen patrolling on bicycles in and around the estate. They monitor the security cameras for any activity and have a communication system based on the cameras’ visuals and the motion detecting beams throughout the estate of cottages, turned on at night. We have a security company on-call for serious incidents or emergencies, which are not of real concern in our extremely low-crime area on the side of Paternoster. Security is a mandatory cost to all cottage owners as detailed in the estate’s homeowners’ association.

  • Each Unique Cottages phase has between 10-18 cottages. Phase 1 and 2 are sold out and almost completed construction. Phase 3’s Subphase 1 has 9 cottages with about the same amount to follow in its Subphase 2. The estimated total number of units in the development will be about 65-80 cottages.

  • Properties are freehold and not sectional title.

    There is a homeowners’ association that all buyers enter into upon purchase of a property in the development. All owners are required to abide by the rules of the association and pay the 3 levies of exterior gardening, security and exterior wall maintenance.

  • Rates amount to around R1 000 per stand.

    There is a connection fee for water and electricity required by the municipality. This connection fee is about R7 000 and is made directly to the municipality.

  • Our rental concept works on the basis of total hassle-free ownership. Contact us to receive an example of the historic average rental income of our cottages currently being rented out. Our guidance for returns are 10% gross and 5% net. While renting out your property has lots of benefits, including a source of income to keep reinvesting in improving your property and your running costs being covered, we do advise that despite the favorable Return of Investment, with our selling prices increasing a Unique cottage should first and foremost be a lifestyle investment in a dream come true rather than a purely financial decision. By clarifying this we can ensure our owners are happy with their choice of investment and their expectations are met by the experience of their cottage rather than its financial returns.

  • After depositing your cottage’s funds with the attorneys, enabling these finds to gain interest. This first payment is due after signing the land purchase. The attorneys will draw from the funds to pay construction following the schedule below:

    15% for the foundation and floor layer

    30% after completion of the brick work

    30% for roof, ceilings, piping and wiring of plumbers and electricians, and windows

    15% paint work, plumbing finishes and electrical work

    These payments are due within the 10 months of the construction duration.

  • The following are included in the building cost: Solar Geyser, Integrated dishwasher, integrated fridge/freezer, oven and hob, alarm sensors. In Phase 3 pools, bathtubs, interior & external garden landscaping & irrigation nd solar inverter/battery systems are also included in the selling price.

    Additional costs are for municipal connection costs, DSTV and internet installation, furnishing and fitting out of your cottage, as well the delivery and handling fee of furniture items.

  • Our buyers pay the land price on transfer (no transfer duties only attorney cost on the land price only, approximately R 30.000). The construction is paid according to the progress of the building.

  • The developers have a wealth of plans for expanding the development, its offerings and services. This means that the value of your land and property would increase with these expansions. Caring for nature and respecting the estate’s heritge sites are always a priority and will not be compromised by the expansions planned. Future introduction will be a Hotel parking for the Strandloper Ocean Boutique Hotel. Future developments also includes a spa, gym, health café, medical centre and reception area of the Strandloper Ocean Boutique Hotel, as well as a rental reception area for the cottage’s rental guests, a social responsibility center, outdoor sports opportunities and venues for art and entertainment. All facilities will adhere to the strict architectural guidelines and maintain the modest exterior of the coastal architecture.

  • The Unique Cottages are pet friendly; your furry friends are more than welcome to roam around our serene nature and take endless beach walks only 2 minutes by foot from your future home! If you opt to enter the rental portfolio each owner can individually decide on a pet or no pet policy and for rentals pets are limited to one medium sized or two small dogs at maximum. Owners are not bound by these rules within reason.
